This is the story of a 5th floor Penthouse Deck. It was not originally constructed by us. We suggested to our friend to have the deck "screwed" in, just in case of problems. He forgot to mention this to the contractor. 5 days later, we were called to rip it up, and see why it was leaking all over the 2 floors beneath it. The contractor had put a "rubber roof" in under the decking. He had "rubber roofed" right over the drain, however. This created a "lovely" 5th floor swimming pool, which leaked into his newly furnished Townhouse. We ripped up the deck (if they'd have screwed it in, we could have saved the lumber), removed the rubber roofing, opened the drain, reapplied new rubber roofing, and replaced the deck. I might mention there was no elevator, so we carried the lumber up 5 flights manually. And that's the story of this 5th floor Penthouse Deck.
